We will provide a detailed report which is accepted by major lenders; however it is our mission to prevent clients from wasting money by having inappropriate and often damaging work carried out to their properties. We use specialist equipment to differentiate between the different types of damp and do not believe in the unnecessary use of chemicals.

Dampness and timber decay are regularly and widely misdiagnosed, very often by a company carrying out a “free survey” and based solely on the readings from a moisture meter or evidence of woodworm exit holes.

High moisture meter readings do not automatically indicate that a property is suffering from rising damp and needs the installation of an expensive chemical damp proof course along with the associated damage to the fabric of the building and full replastering works.

Flight holes in timbers do not mean there is an active woodworm infestation and that chemicals need to be sprayed into the environment. Very often, after carrying out a detailed inspection, we find the infestation is historic and the timbers are too dry to sustain any activity and therefore there is no need for chemical treatment.

Very often pre-purchase survey reports will recommend that a BWPDA/PCA surveyor carries out a further inspection of suspect areas of damp or timber decay. We have saved many clients thousands of pounds by carrying out a thorough survey and correctly diagnosing any problems. Of the hundreds of surveys conducted by Guardian every year, often less than 10% result in the installation of a chemical damp proof course or timber treatment being carried out.
